Team member Marko Radosavljevic represented the buyer, Nextteq LLC., in the purchase of a 22,500 SF Tampa warehouse. Located at 13901 Lynmar Blvd in Tampa, this property had previously been under contract twice before the final sale, and the purchase price was ultimately reduced to $3,175,000 from initial asking price of $3.49 million.
As part of the agreement, there is a one-year short-term absolute triple net lease in place that will help offset the purchase price, with the tenant assuming sole responsibility for maintenance, repairs, and capital expenditures until the end of the lease term. The landlord has no obligations in this regard, providing a benefit to the buyer.
Coincidentally, our President/broker, Scott Clendening, and office specialist, Erik Anderson, completed individual sale and lease agreements on two separate office properties on the same block!
Erik represented the seller, Diane White, in the sale of an office property located at 2749 1st Ave N in St. Petersburg Fl. This 2,420 sf office property, consisting of two buildings, sold for $747,000. The property was originally built as a residential house, but was used as an office for the past 30 years.
The buyer has expressed an intent to convert the property back to a residential use. With its ample space and unique features, this property presents a great opportunity for the buyer to transform it into their dream investment.
Scott Clendening acted as a Buyer Representative for Sanders Law Group. when they bought a 7,000 sf office/retail property at 6925 4th street N for $2,250,000, which proved to be a better fit for their expanding law firm, freeing up their previous office space. Scott then represented the Sanders Law Group to lease up their former office space of 4,565 sq. ft. located at 2950-2958 1st Ave N in St. Petersburg Fl, just a few blocks away from Erik’s recently sold property.
The office space had two units that could be combined. The new tenant, Salon Kenwood Inc., agreed to lease both the spaces for a 10-year term.
The new occupants at both of these properties will surely enjoy the amenities the area has to offer. Both the leased and sold properties are located in route of St. Pete’s New SunRunner transit service and are minutes from Downtown St. Pete.
